With a career spanning over three decades, he has held key leadership roles in major companies including being the General Manager BPO/MREIT and VP – Engineering at First Oceanic Property Management where he managed the operations for Megaworld’s 140 plus properties, led digitalization initiatives, and achieved significant energy savings. At Ortigas Land Corporation, he standardized engineering operations and spearheaded energy audits across office and mall properties.
His expertise also extends to large-scale projects and property management when he was Vice President of MediaQuest Holdings, Associate Director for Property Management and as Assistant Group Property Manager / Enercon Manager and Head of Parking Operations at Shangri-La Property Management Services Inc.
His technical acumen and strategic vision have earned him accolades, including awards from the ASEAN Energy Awards.

He is the author of the 2024 edition of the book “Condominium Law of the Philippines.” He was the Director for Legal Services Group at the Housing and Land Use Regulatory Board (HLURB) for 23 years.
He was part of the oversight committee on the crafting and implementation of the revised IRR of the Building Code of the Philippines and presently serves as a consultant at the DPWH National Building Code Development Office and the LGU of Quezon City. He is author of the book “Build Building in the Philippines”.
He is a Malaysia-based international master trainer for various ISO standards and management systems including project management. He was VP of Megawide Corporation and was Coach and Master Trainer on various training programs for all front-line directors and project managers.
He is an author of 33 published books including “Q&A Homeowners’ Association, Federation and Confederation”. He served as the Director of Finance Service of Department of Human Settlements and Urban Development (DHSUD).
